The first step a prospective homebuyer should take is to insure that they are qualified to purchase a home and to find out exactly how much of a home they can afford. And just because a buyer can afford a certain purchase price, that buyer may not wish to nor should they go to the limit of their qualifying amount. Things always come up that require extra cash, taking away from your monthly payment, such as unexpected repairs or replacements.

When qualifying for a home, your real estate agent will need to present an approved Arizona Association of Realtors Pre-Qualification Form with your offer. Choosing a lender to work with is advised before you begin the house-hunting process.  Even if you have bought homes before, the Pre-Qualification Form is required to present with all offers if you finance the home. Visiting with a lender beforehand will save a lot of time and your agent will only be showing you homes that you can afford.

HOME INSPECTIONS ARE A MUST......

Once your offer is accepted, the next important process is to hire a Home Inspector.  Often times a home LOOKS in great condition but you never really know until it has had a professional home inspection.  Home inspectors are trained to inspect all the major components of the home and educate the buyer about normal maintenance of those components.  If major problems or even minor repair issues are found, the inspector will recommend that a qualified professional further investigate, repair or replace the problem item.  Often times the problem is able to be repaired/replaced by a competent handyman.
