The first step a prospective homebuyer should take is to insure that they are qualified to purchase a home and to find out exactly how much of a home they can afford. And just because a buyer can afford a certain purchase price, that buyer may not wish to nor should they go to the limit of their qualifying amount. Things always come up that require extra cash, taking away from your monthly payment, such as unexpected repairs or replacements.

When qualifying for a home, your real estate agent will need to present a Pre-Qualification Form with your offer. So choosing a lender to work with is advised before you begin the house-hunting process. Even if you have bought homes before, the Pre-Qualification Form is strongly advised to present with all offers if you finance the home. Visiting with a lender beforehand will save a lot of time and your agent will only be showing you homes that you can afford.

HOME INSPECTIONS ARE A MUST...... The next important process is to hire a Home Inspector. Often times a home LOOKS in great condition but you never really know until it has had a professional home inspection. Home inspectors are trained to inspect all the major components of the home and educate the buyer about normal maintenance of those components. If major problems or even minor repair issues are found, the inspector will recommend that a licensed professional in that particular trade should further investigate or repair/replace the problem item. Often times the problem is able to be repaired/replaced by a competant handyman. That is the choice of the buyer. One of my recommended inspectors is Dave Berry.
